We invest in speculative land for ground-up strip centers, standalone retail development and value-add strip centers in mid-size cities located primarily in the South, South East, and South Central regions of the U.S.
Our Ideal Retail Strip Center:
- Price: $3M to $10M
- CAP Rate: 7.50% or higher
- Occupancy: Flexible, but ideally between 50-90%
- Off Market/Pocket Listings are Preferred
Other Important Details:
- Strong Demographics: 75,000+ in 5 mile radius or high growth areas
- Good Traffic Count: 25,000 VPD
- Good access, visibility, and strong signalized intersections
- Unanchored strip centers with a diversified tenant mix
- Opportunity for renovation or facelift

- Acreage: 1-4 acres for retail use
- Strong Demographics: 75,000+ in 5 mile radius or high growth areas
- Good Traffic Count: 25,000 VPD
- Good access, visibility, and potential for strong signalized intersections
