What We’re Looking For:

We’ve purchased over 700 properties and are continuing to expand our retail portfolio. We invest in speculative land for ground-up strip centers, standalone retail development and value-add strip centers in mid-size cities located primarily in the South, South East, and South Central regions of the U.S.

 Our Ideal Retail Strip Center:

  • Price: $3M to $10M
  • CAP Rate: 7.50% or higher
  • Occupancy: Flexible, but ideally between 50-90%
  • Off Market/Pocket Listings are Preferred

 

Other Important Details:

  • Strong Demographics: 75,000+ in 5 mile radius or high growth areas
  • Good Traffic Count: 25,000 VPD
  • Good access, visibility, and strong signalized intersections
  • Unanchored strip centers with a diversified tenant mix
  • Opportunity for renovation or facelift

Our Ideal Land Opportunities:

  • Acreage: 1-4 acres for retail use
  • Strong Demographics: 75,000+ in 5 mile radius or high growth areas
  • Good Traffic Count: 25,000 VPD
  • Good access, visibility, and potential for strong signalized intersections
